Find out what the home inspection covered
Read the chimney portion of the general inspection and identify its limitations. Ask the chimney specialist to define the additional evaluation needed. The goal is a report about the actual appliance and venting system, not a generic fireplace sign-off.
CSIA's inspection-level guidance associates property transfers with Level 2 evaluation. Discuss the appropriate scope with the inspector and coordinate access early enough to receive and understand the findings.
Separate missing history from observed damage
An unknown maintenance history is useful context, but it is not a diagnosis. Ask the report to distinguish what is documented, what is observed and what remains uncertain. This helps you compare a repair recommendation with another qualified opinion.
Create a first-year maintenance record
Keep the report, model labels, installation information and any completed repairs in a chimney passport. Before first use, resolve any use restrictions identified by the qualified professional. Schedule future maintenance based on that system and its expected use.
