Water around a chimney: build a leak history that helps diagnosis

The stain is evidence, not the entry point

Water can travel along the chimney or adjacent construction before it becomes visible. A stain beside the fireplace does not prove that rain entered through the flue. Ask the contractor to consider the opening, crown, masonry and roof intersection.

Keep photos from more than one weather event and note whether the pattern changes. A date and a short description often help more than a close-up without context.

Assign responsibility across trades

A roof covering problem and a chimney flashing problem may overlap. Ask who is inspecting the intersection and who will perform each part of a repair. Request a scope that names the component and area rather than a general promise to waterproof the chimney.

Make the follow-up measurable

Ask what the contractor will document after repair and how recurring moisture will be investigated. Preserve the before-and-after images. Confirm that the source is addressed before committing to interior cosmetic work that could conceal continuing symptoms.
